The house was built and completed in June 2021. I was the only one living in it. Never rented it.

Set up

It’s a movable cabin (with a crane) on leased land. However, the location, contract and landowner are pretty great, so I wouldn’t move it.
No fideicomiso (bank trust) necessary.
Monthly lease is 2000 Mexican Pesos (paid to the landowner)
Monthly maintenance fee 1000 Mexican Pesos (managed by the cabin owners)
It’s a neighborhood of 11 almost identical cabins.
Yes, the cabin can be used a rental and as Airbnb.
Electricity: We are connected to the CFE power lines
Water: We have a pump on property, that pumps water from the ground and fills our water tanks

FAQ

  • Is the cabin in a gated community? - No. We have a gate, but there is no security guard.

  • Will the land lease contract be transferred? - The new house owner will get a new contract with the land owner.

  • Is the property easy to reach, even during rain? - Yes, the gate and parking lot are just off the main road.

  • Why are you selling? - After 4.5 years full time in Tulum I’m moving away and want to spend more time in Europe and not manage a property.

  • Will you assist me with any questions after the sale? - Yes, I’m happy to help out and answer any questions that might come up. I can also recommend you trustworthy electricians and plumbers if needed.

  • Can I use the cabin as Airbnb rental? - Yes, in fact some of my neighbors do this exclusively.
